GGInsights: Q&A with Project Manager Rich Hertzog

Rich Hertzog joined Gillis Gilkerson as Project Manager in June 2024.  Rich joined the team with more than twenty years of project management and construction experience.  Rich’s background as an entrepreneur honed his hands-on and supervisory skills with extensive job-site experience, while also developing his project management, budgeting, sales and communications skills.  Rich is passionate about customer satisfaction and takes great pride in managing his projects with focused attention to detail, optimizing efficiency and maintaining tight control of his construction schedules.

We wanted to highlight Rich, to celebrate his one-year anniversary with Gillis Gilkerson.  Rich was a good sport and participated in a light-hearted Q&A.

Q&A Questions:

 In a nutshell, how would you describe your role as Project Manager?  

As Project Manager, I oversee building projects and/or renovations after the cost estimation phase.   I’m responsible for negotiating contracts, planning, coordinating, and scheduling to ensure projects are completed on time and within budget. I’m also the main point of contact between the design team, owners, and our trade partners.

What initially drew you to the construction industry?

My love for creating outdoor spaces initially led me to attain certification in Landscape Design. From there, I started my own Landscape Construction company, designing and constructing elaborate outdoor living spaces throughout the coastal area. My enthusiasm for that type of construction remains true to this day, however, I continued to have an appetite to grow in the field, so I entered into the realm of commercial construction.

You’ve been with Gillis Gilkerson for a year now.  Are there any projects that stand out as most memorable over the last year?  If so, what did you enjoy about them?

Too tough to call!  All projects I’ve managed thus far have been great to work on. I have really enjoyed the new relationships I’ve developed with my Superintendents, and working with new clients – it’s been a great year!

If I had to pick, two projects would stand out.  Sea Terrace Condominium and the Ocean City Police Substation would be top on my list. The Sea Terrace Condominium pool deck replacement project was my first exposure to post-tension concrete and the intricate scope of work that goes along with it. The OCPD project was also one of my favorites. I very much enjoy working with the Town and their team. Additionally, to be able to provide such a wonderful building for our local Police and First Responders is a special feeling and makes our jobs worthwhile.

How do you approach managing and coordinating projects? Are there any strategies that you think are critical to the process?

I believe it’s crucial to first understand all your responsibilities. Most of the time they differ slightly from project to project. Whether it be to the client, trade partners, design team, or your own team. Understanding those varying responsibilities is extremely important. Also, identifying any equipment or supply delays early on is paramount. Long lead-time items can really have a significant negative effect on your project schedule.

What is the most rewarding part of your job?  Are there any projects you’ve worked on recently that you’d like to highlight?

I think during most people’s lives and their respective careers, everyone would like to make some type of mark…to be remembered by. I’m extremely proud of the buildings and relationships I’ve constructed along the way.

What are some challenges you face in your role as Project Manager?

A PM needs to manage everyone that’s associated with any project. Hands down, the toughest part of this role is overseeing each individual, and individual personalities, as you interact over the course of a job, making sure everyone has what they need to be successful.

Outside of work, what are some of your hobbies or interests? How do you unwind and recharge?

First and foremost, I thoroughly enjoy chasing my daughters from ballfield to ballfield to watch them play the game they love. Not too much time left after that, however, I rarely miss a day in the gym or knocking out long distance runs. Diet and exercise (biohacking) are probably my most sought-after interests. I’m not much for “unwinding”. A daily high-paced routine is where I’m most comfortable.

How does goal-setting come into play in your work and your hobbies?

I set goals whether it’s with my personal or professional life. Being disciplined and focused undoubtedly helps you with all other aspects of your life.
